Millburn — and especially the Short Hills section — has one of the highest concentrations of slate and cedar roofs in northern NJ. Many of these homes were built in the 1920s and 30s as commuter estates for Manhattan executives, with materials chosen to last a century. A lot of them have. The originals are now at the end of their service life, and the question we get most often is: restore in-kind, or replace with modern architectural shingle?

The other factor here is the trees. Millburn's tree canopy is dense — South Mountain Reservation is right next door, and the Reeves-Reed Arboretum is in the heart of Short Hills. That means more debris in gutters, more moss on north-facing slopes, and more falling-limb damage in summer storms than you'll see in the more open Bergen suburbs.
